titan fitness The city of Peoria then signed a redevelopment agreement for the gym to build a new facility at a cost of $3.5 million.
The proposed development includes a 30,000-square-foot, 24-hour access facility with an infrared sauna, smoothie bar, private training room, and a childcare area twice the current space.
The facility will be built near the intersection of Townline Road and West Grand Parkway behind Walmart on Allen Road. Titan Fitness purchased the land for $525,000.
The gym's current location is 7620 N. University Drive.
Owner Chris Cupi said he was attracted to the area given the success of the business corridor along Route 6 and the growth of residential areas in North Peoria and Dunlap.
“I think the market is much bigger. Given the opportunities there and the people who need a place to exercise, it made perfect sense to me to move further north,” Cupi said. Ta.

The Allen Road site also stood out because of its potential for new construction. Cupi said he considered moving into an existing building, but couldn't find one that suited what he wanted to do with the new space.
“There's not a lot of vacant real estate. There's a lot of vacant buildings, but none of them fit my design, the size I wanted, the layout we wanted,” Cupi said. Ta. “Locker rooms are important. We have a lot of locker rooms and saunas. So none of the buildings we looked at worked.”
Cupi said the new building will give the gym a much-needed spatial upgrade. He said his gym has doubled its membership in the past three years and needs the additional space.
“It's grown quite a bit. We've basically outgrown where we are,” Cupi said.
Everything Titan Fitness currently offers will continue to be offered at the new facility, including functional training, boxing classes, and an array of equipment focused on strength training.
“We don't lose what makes us unique,” Cupi said.
Titan Fitness' agreement with the city includes a 50% property tax rebate for the Medina Plains-Allen Road TIF District that runs through 2047.
The development is expected to increase property taxes by $1.7 million, of which 22.5 percent will go to the Dunlap School District.
Construction of the new gym is expected to begin in early 2024 and will take 21 months.
